Real Estate Buyer’s Agents duties

How would you like to go to court and be represented by the same attorney who represents the  party suing you?  A very silimilar situation takes place when you buy a home on your own.  The listing agent who always represents the seller might represent you too as a ‘dual agent’ in the transaction.  This can create a concerning conflict of interest becasuse the listing agent always looks after the best interest of the seller.

The answer to this dilema?  An ‘exclusive buyer’s agent’ in whom you can trust can ensure  your best possible home buying experience.

According to North Carolina Real Estate Commission, the duties of a buyer’s agent include:

  • Promotion of YOUR best interests
  • Loyalty to you
  • Following your lawful instructions
  • Providing you with all material facts that aid your decision making
  • Possess reasonable skill, care and dilligence
  • Account for all monies received from you or on your behalf

As an Exclusive Buyer’s Agent I offer an even deeper committment to satisifying your needs.  My practices guarantees:

  • To provide all relevant information regarding my agency relationship with a client.
  • Preparation of a personalized search including those criteria of particular interest to my client.
  • Safe and secure showings and inspections for my clients, of all properties that meet his or her criteria
  • Provide CMA (Comparison Market Analisys) for property(ies) of interest.
  • To write fair offers and proposals.
  • To provide a list of service providers such as mortgage brokers, home inspectors, home warranty specialists, closing attorneys, and the like.
  • Assist and inform my client with my knowledge of the financing process
  • Write and explain any legal document that I prepare for my client
  • Schedule inspections, walk-thrus, closings or other meetings, taking into consideration my client’s availability and preference.
  • To make sure my buyer remembers my service in a positive way!

*The best part yet:  Typically buyer agents are compensated by the listing agent!!

Filed under: Uncategorized — Realtyuno @ 1:34 am

Raleigh,NC History. Know Raleigh!

Filed under: Uncategorized — Realtyuno @ 11:16 am

Why Raleigh?

Raleigh is the capital of North Carolina as well as the seat of Wake County. It is also a center of education, research, trade, industry, and cultural institutions. The city is located on the Fall Line, where the Piedmont meets the Coastal Plain, in the north central part of the state. With Durham and Chapel Hill, it forms a metropolitan area of more than one million people.
Raleigh was founded in 1792 after the state legislature chose the site for the state capital, naming it for English explorer Sir Walter Raleigh. Significant growth came following World War II, particularly after establishment of the Research Triangle Park in 1959. Raleigh was the birthplace of President Andrew Johnson in 1808, and is also home to the NC Museum of Art, the NC Symphony Orchestra, North Carolina State University, and several other institutions of higher education.
Raleigh is one of the fastest growing cities in the United States. According to the local planning department, Raleigh now ranks 50th in US population, larger than Tampa, New Orleans, Cincinnati, Pittsburgh and St. Louis. Numerous projects are transforming the skyline and the city’s urban character.

Raleigh NC Hottest real estate market

Filed under: Uncategorized — Realtyuno @ 2:42 pm

You have discovered a complete source for Raleigh Real Estate and for the surrounding Wake County areas of Cary, Holly Springs, Apex, Chapel Hill and Durham. Many people ask why the real estate market in the Triangle area is strong… part of the reason is that homes sale in Raleigh have experienced a steady appreciation rate over the last few years versus a booming appreciation similar to what has occurred in other cities. As a result, Raleigh is the place to Sell Your Home & Search For Homes!

This is a great observation from my colleague Sarah!
